A little homework now saves a lot of stress later. Here are the four numbers and concepts that shape every home loan, explained simply.

  • Your Credit Score — Lenders use this to gauge risk. Higher scores usually unlock better rates, but there are home loan programs for nearly every credit range.
  • Your Down Payment — The cash you put toward your home up front. The more you put down, the less you finance, but you don't always need a huge down payment to get started.
  • Your Debt-To-Income Ratio (DTI) — How much of your monthly income already goes to debt. Most lenders prefer this under 43%. We'll help you calculate yours.
  • Your Interest Rate & APR — The rate is what you pay to borrow. APR includes that rate plus most fees, giving you the full picture of your loan's true cost.

First Mortgage FAQ

The best way to find your real number is a free pre-qualification with our team, which factors in your income, debts, and down payment.

From application to closing, most home loans take 30 to 45 days. Having your documents ready and responding quickly to requests can speed things up considerably.

Pre-qualified is a quick estimate of what you could afford, based on what you tell us. Pre-approved is a verified commitment after we review your documents. Sellers prefer pre-approved buyers because the financing is much closer to final.

A pre-qualification typically uses a soft credit pull, which doesn't affect your score. A full mortgage application does involve a hard credit pull, but the impact is minor and short-lived, usually a few points for a few months.

Generally: two years of W-2s or tax returns, your last two pay stubs, two months of bank statements, and a government-issued ID. Self-employed members may need additional documentation. We'll send you a complete checklist when you start.

Through our partnership with CU Mortgage Services, we offer Conventional Fixed Rate Mortgages, Home Refinance Loans, Cash Out Refinance Loans, Second Home and Vacation Home Loans, Residential Land Loans, Home Equity Loans and Second Mortgages, Home Equity Line of Credit. Your loan officer will walk you through which programs you qualify for and which fits best.
